Refinance: You may be eligible to take advantage of HARP(Home Affordable Refinance Program).  If this is the case, the equity position in your property may not be a factor.  To find out if you are eligible, please contact us and we will be happy to help you.  If the HARP program is not an option for your scenario, you must have a strong equity position in your home and have the credit and means to pay the loan back. Some lenders will lend money while in foreclosure

USDA (rural) loans: A USDA loan can be a hugely beneficial option for the right homebuyer.  This loan program may be secured with no money down at an interest rate lower than a typical Conventional or FHA 30 year fixed loan.  USDA loans also allow homebuyers to take advantage of much lower mortgage insurance premiums than other conventional and FHA loans. Much of the area The Eddings Group places focus on is USDA eligible.  There are property area limitations as well as income limitations attached to this program.
